Dural homes will give you weekly/fortnightly schedule, in advance for your project, so you can have peace of mind and don’t need to chase the progress of your dream project.

1.0 PRE-CONSTRUCTION

  • Contract work insurance
  • Sydney Water board TAP IN only Soil test report
  • Engineering plans & the payment of all inspection fees.
  • Soil test report & Structural plans from an engineer

2.0 SITE EART WORKS

  • Site excavation of the block up to 500 mm cut and fill.
  • Soil removal 4 loads of clean soil.
  • Sewer & Storm water connections to existing serviceable connection points as per storm water plan only inside the block of land.
  • Storm water drainage to the kerb or easement (if engineer storm water plan is required by council. An additional charge will apply for engineer fee and Plumbing work)
  • Water connection from pre-tapped water main to the house
  • Gas connection included within the property boundary (if gas is available*)

3.0 CONCRETE SLAB

  • Concrete Peering of the footings to an even bearing of 1500 mm.
  • An engineer design waffle pod slab (up to H1 design)
  • Concrete pumps hire for the piers and slab.

4.0 PLUMBER

  • Concrete Peering of the footings to an even bearing of 1500 mm.
  • An engineer design waffle pod slab (up to H1 design)
  • Concrete pumps hire for the piers and slab.
  • Two external water taps mounted on the walls.
  • All plumbing and drainage as per plans.
  • Water points for the 1 dishwasher and 1 fridge
  • 26-liter instantaneous gas hot water unit
  • Rainwater tank according to BASIX
  • Install & supply all taps and showers to satisfy the ENERGY STAR RATING to be selected from Builder’s nondonated supplier.

5.0 BRICKS, RENDER, WINDOWS & ROOF

  • Select range of clay face bricks from Dural Homes Builders Range
  • Natural mortar with raked joints
  • Supply Labour, Materials & Bricks as per Dural Homes Standard Selection
  • Colourbond Gutter, Fascia from Standard Colourbond colours range & 90 MM PVC Downpipes painted as per paint schedule.
  • Concrete roof tiles, or Colourbond metal roof (on specific façade and subject to Tender), in the standard Builders range of colours and profile with 55 mm INSULATION UNDERNEATH
  • Powder coated aluminium windows & doors in the standard Builders range of colours in clear glass excluding Bifold doors and windows.
  • Keyed window locks to all opening sashes and sliding doors.
  • Acrylic render to the facade of the house as per the plan

6.0 TIMBER FRAME, FLOORS & EVES

  • The erection of MGP10 90X45 timber framing using preassembly or cut on site frames.
  • Ground floor ceiling height of up to 2700 mm (approx.)
  • First floor ceiling height of up to 2700 mm (approx.)
  • 4.5 mm “HARDIFLEX’ to the 450 mm wide eaves finished off with a quad.
  • 19 mm particle board flooring boards for first floor and 19 mm cement floor for wet areas.

7.0 ELECTRICAL

  • Earth leakage safety switch & circuit breakers
  • Three phase underground power connection from existing supply point. Meter box will be installed on the side nearest to main connection point.
  • 2 Double power point to each room
  • 2 Double power points to each living, dining, and formal living or as required.
  • Smoke detectors (hard wired with battery backup) flush with ceiling.
  • Weatherproof external light fittings and Sensor lights installation.
  • Up to 100 LED downlights or as required according to all the point as per electrical plan.

8.0 SAFETY

  • Perimeter scaffolding & void scaffolding as per “WORK COVER” requirements.
  • Safety rail to the perimeter of the house

9.0 STAIRCASE & GLASS BAULSTRADES

  • Maple wood staircase. The staircase to be stained in a clear stain.
  • Glass balustrade to the staircase

10.0 GARGAE DOOR

  • Supply and Install Electrical Garage Door auto sectional Colourbond garage door to the front façade of the Garage in the standard Builders range of colours including (2) handsets with remote control.

11.0 INTERNAL DOORS & SKIRTING /ARCHITRAVE

  • Up to 1200 wide and 2340 high front entry door selected from builder’s range installed with hinges.
  • 2340 high internal doors to the house including the cavity sliding doors for a paint finish. (ALL INTERNAL DOORS WILL BE ORIGINAL HUME DOORS NOT FABRICATED)
  • 60X25 mm single bevelled skirting and architraves throughout the home for a paint finish.

12.0 DOOR FURNITURE

  • Digital Samsung lock from builders’ range
  • Builders range chrome lever sets to the internal doors.
  • Internal doors: – All bathroom & WC’S feature lever handles with privacy sets, the door between garage and house and door from laundry to the backyard or side way will be deadlocks.
  • Door stoppers to all doors

13.0 KITCHEN

  • 2400 kitchen height overall
  • 2 set of pot draws
  • o Soft closing doors and drawers from the builder’s range
  • 1 Bin is included.
  • 1 Cutlery tray to kitchen drawer is included.
  • Bulkhead above the cupboards to the underside of the ceiling in kitchen
  • 80 mm Caesarstone to the kitchen island finished with waterfall to island from builders’ range.
  • 80 mm Caesarstone to main kitchen benchtop
  • Kitchen range hood to be ducted to external wall.

  • One ceiling and one wall colour throughout the home.
  • 3 coat paint system for the internal walls and 2 coat for ceiling.

  • Timber Doors Gloss enamel to interior timber and doors.

17.0 SHOWER SCREENS AND MIRRORS

  • Semi frameless shower screens
  • Vanity mirrors to be 750 mm high of the vanity with a polished edge.
